Fulton Ranch covers roughly 520 acres of south Chandler built around a 28-acre system of interconnected lakes, streams and waterfalls. More than a thousand homes sit inside it, from townhomes in Serenity Shores to custom estates on The Island, and a large share of them back directly onto water.
It is the most photogenic place in Chandler to hold a reception and one of the most demanding to cater. The waterfront lots that make the pictures are the same lots that put a hundred and fifty feet of walking path between a kitchen and a table. We plan the cook line around that distance rather than pretending it is not there.
The community is gated, and the master association is active and well-funded — which keeps the place immaculate and means the rules about tents, sound and modifications are real. We confirm all of it with you before we build the timeline.

The distance from kitchen to table
Waterfront lots put real distance between where food is cooked and where it is eaten. We build the menu and the service order around that walk, so the third course arrives as hot as the first rather than trusting a heat lamp to fix it.
Guard gate and vendor access
Fulton Ranch is gated, with guard-gated access in parts of the community. We send vehicle details and a full staff list ahead of the event so nothing is negotiated at the gate while your first guests are arriving.
Association rules on tents and sound
The master association is active and the aesthetic rules have teeth. Tent placement, amplified sound and end times need clearing before they are booked, not after. We will tell you what to ask and work to whatever comes back.
Power, and the lack of it
Outlets are rarely where the view is. We arrive with our own cook line, quiet generators and event lighting, so a dock or a far corner of the lawn works as well as a kitchen.
